Flossmoor Advances Planning Efforts Along Vollmer Road Corridor
The Homewood-Flossmoor Chronicle recently reported on the Village of Flossmoor’s approval of a memorandum of understanding with the Southland Development Authority (SDA). This marks the first formal step toward exploring future commercial development along the Vollmer Road corridor.
The agreement authorizes the SDA to partner with village leadership to develop a conceptual plan for the area east of the Meijer store. The effort will focus on proactive planning, market analysis, and tenant identification. All with the goal of positioning the corridor for long-term success.
Village officials pointed out that the memorandum does not approve a specific development or commit public funds. Instead, it initiates a strategic planning process designed to give the Village greater control over future outcomes.
Mayor Michelle Nelson described the move as a deliberate first step toward understanding what types of development best align with Flossmoor’s character and community needs.
The SDA will work alongside village staff and advisors to explore land use concepts, market opportunities, and tenant mix strategies. The process will evaluate how the corridor could support a balanced combination of retail and dining options while maintaining flexibility for future growth.
Brian Mott, an economic development strategist with the SDA, noted that early planning allows municipalities to guide development intentionally rather than reacting to unsolicited proposals.
Trustees also acknowledged consistent feedback from residents who would like expanded dining and shopping options within the village. The planning effort will consider how to attract strong regional businesses while maintaining cohesion with the broader community.
Conceptual design discussions have included walkable elements paired with accessible parking and vehicle flow. This is meant to create an environment that feels connected while remaining convenient.
Village officials indicated the planning process will unfold over time. Any potential development proposals would return to the board for formal consideration.
